What exactly does PowerEval.com do?

PE allows you to enter a rental property's information. It then returns instant Pro Forma reports analyzing your Real Estate purchase.
You can create "rental scenarios" allowing you to estimate your future rent roll.
Using your rental scenarios you can create powerful forecasting analysis reports showing you how your property will perform throughout the years to come.
Your forecast analysis report will also calculate the future sale price of your rental property, along with any tax benefits such as depreciation and capital expenses.
Once you have finished analyzing your rental property, share it with fellow real estate investors or prospective buyers.

What is AJAX?

Asnychronous Javascript And XML. AJAX is used to enhance the look at feel of online applications to provide a "desktop application" feel by refreshing only portions of your browser, greatly enhancing a page's load time. In addition to providing quicker page load times and a friendly interface, no software needs to be installed onto your computer. Your information is available to you from any browser!

I ran a report, where are they?

PDF and Excel analysis reports appear in pop-up's, so be sure to enable pop-up's from this website.

What type of images can I upload?

JPG can be attached to a property online
JPG can be attached as a business logo for your custom PDF reports.
Here is a link to a free online image coverter that will convert your other image formats to JPG.

How does PowerEval.com provide support?

We provide greatly detailed online documentation and examples. Please visit the Support page for further details. Should you still have any questions, submit questions in the "Help Desk" area in the left hand menu. Support will respond by email (or phone if desired) within 24 hours. Most are handled within an hour. If you need an immediate answer, you can always chat with us online as well.

Why does PowerEval.com ask for personal information such as my phone number?

Your personal information is not required to register to use PE. This information is only viewable to people on your contact list so they may contact you regarding any properties you share with them. Your contact information will also appear on your custom reports. Rest assured, we will not use or sell your personal information.

What is XAJAX?

After careful review of many AJAX frameworks available, PowerEval.com decided to use the XAJAX library. XAJAX provided the greatest flexibility, and is a completely open-source. XAJAX can be found here. We will be contributing regularly to help promote and fund open source projects.

Why should I choose PowerEval.com?

PowerEval.com provides the same feature other expensive real estate analysis software provides, but for FREE!
Sure, other real estate analsysis software allows you to forecast a rental property's cashflow, but PowerEval allows you to create multiple forecasting scenarios so you compare them side by side and determine a management style that best meets your goals.
Other real estate analysis software provides annual forecasting. PowerEval provides greater detail by allowing you view forecasting on a monthly basis.
Other cash flow forecasting applications simply ask your for an annual increase in rent and expenses. PowerEval allows you to enter specific expenses that occur at a given point in the future. A perfect example of this would be a new roof required in 3 years. Our forecasting scenarios take these multiple distinct future expenses into account and provide a true estimate on your future cash flow.
You may not ALWAYS increase rent 3% each year. With PowerEval you can create optional rental scenarios that are loaded into your forecasting scenario. These dictate your exact rent roll for any given month thus providing a more accurate cash flow forecasting analysis.
Complex loans such as interest only, for 3 years are also factored into your cash flow. Not just simple amortized loans.
