Create Forecasting Reports:
Forecast report takes parameters such as vacancy, and future expenses and returns several month-to-month cash flow reports.
You can load a rental scenario (that you created in the prior step) for a more precise estimate on cash flow, or specify rent increase at a fixed amount or percentage for all units.
Specify one-time future expenses that will affect your cash flow. For example, "a new roof on the first building will be needed in four years".
You also specify a CAP rate or Gross Rent Multiplier to determine what price to sell the property at, which in turn will calculate profit made from sale after all debt services are paid. This also shows running totals of cash flow to allow you to view all your sources of profit.
These reports can be downloaded as .xls or .pdf files and emailed or faxed through the application. Subscribing users can create PDF versions of reports with custom headings that include their company logo and contact information, and are provided with faxing capability of these reports.
